The shifting tenant mix on Queens Road brings a strong retail focus to Bristol’s Park Street, where we have just concluded three excellent lettings to very credible occupiers, at or very close to the quoting rents.
Vivobarefoot (photo) opened their doors in the autumn, having acquired a new lease at no 84, and new tenants are now fitting out numbers 66 & 85. Youth focused fashion brand, AS Colour has acquired no 66 and the former Pinkmans at no 85 is soon to open as a Raman Noodle bar.
Other recent lettings to evidence the turnaround bring Nudie Jeans and Blank Street to Park Street.
There are always national and international retail occupiers who seek alternatives to the mass market shopping centre, and for many their customer profile fits more with Clifton than Broadmead. Retailers thrive on a sense of destination and a location’s tenant mix is essential in crafting that.
Queens Road’s increased F&B focus, coupled with three gyms, J Sainsbury, Little Waitrose and the impending arrival of Lidl, and another global fast food giant has been to Park Street’s benefit, from a retail perspective.
Finally, my thanks to Paddy McCormack of Paddy McCormack & Co and to Ben Suffolk of Custom Retail, who represented Vivobarefoot and AS Colour, respectively. A pleasure, gents!
